Midnight provides a fully integrated, end-to-end multiplex development service—designed to remove complexity and deliver a streamlined, investment-ready asset.
We identify and secure a suitable lot in the purchaser’s preferred market and complete all required due diligence, including planning, design, financing, and cash-flow projections. Midnight negotiates the acquisition and closes on the land using our own financing.
From there, our team manages surveys, architectural design, interior design, and full permitting. We finance the construction, build the multiplex, and source all finishes through our interior design team, collaborating with the purchaser on selections from our curated standard program. Leveraging our experience from multiplexes we own and operate ourselves, we advise on current rental preferences and design efficiencies that maximize long-term value.
Upon completion, Midnight ensures all inspections are finalized and the building is ready for occupancy. Our in-house leasing team manages marketing, launch strategy, and tenant placement. We also work directly with the purchaser to qualify with CMHC (or equivalent) for the take-out mortgage once the asset is fully leased and stabilized.
Midnight can continue supporting the asset post-completion through our Property Management Services, including tenant management, repairs, and day-to-day operations—providing a truly hands-off investment experience.
