Have some ideas to start your custom home design? Want to see what can be created prior to jumping into the full build? We have the perfect program for you. Midnight's Design Package is a no obligation, one-time fee for all the design work required.

Also, includes our in-house interior decor specialist for all interior design needs from choices of colors, standard finishes, upgrades, and interior renderings/modeling. Available standard within our design packages.

The Process

  • We provide a builder's package survey of your existing property (property lines, topography, right of ways, etc).
  • We set up a design meeting to go through your vision with our in-house design team.
  • We utilize your design inspiration to create your home's floor plan and exterior elevation - included is also interior and exterior full renderings to help visualize the home as it would be built.
  • Should this be something you're still interested in proceeding with, we would discuss the next steps of providing all required plans for building permit submission.

Design Package - Pricing

Stage 1

Just the Design. The custom floor plan and elevation.

Starting from $15,000+HST.

Stage 2

Design, Survey and Renderings (interior and exterior).

Starting from $25,000+HST.

Stage 3

Full Survey, Design, and Permit Ready Drawings for Building Permit Application. BONUS: Also, includes our interior design specialist for all finishes selection (full interior and exterior renderings), decorative choices, and color selection.

Starting from $35,000+HST.

*Please note: If Committee of Adjustments is required for variances or you're looking to complete a Consent Application, this would be additional. Prices for this services are available upon request - and are project dependent.

How Does It Work?

The payment schedule is easy as well - 50% on commencement and 50% prior to the commencement of working drawings. If further schedules are required, this will be customized to your build on our online portal system. Payments can be made by: credit card, cash, bank wire/direct deposit, or cheque. (Sorry no crypto at this time)
